NO RECORD - RETROSPECTIVE BUILDING APPROVAL
Retrospective building approvals may be required in order to issue a certificate of occupancy for a building, structure or changes to a structure and/or building classification. During sale/purchase of the property, you may find out that what you are selling/buying has no building approval or records archived with Council, generally from a Council search.
NO FINAL INSPECTION - RETROSPECTIVE APPROVAL
During sale/purchase of the property, you may find out that what you are selling/buying has no final inspection and/or certificate of occupancy (classification) issued. This will usually come to light on a Council building record search. Retrospective and/or Replacement Certifier building applications may be required in order to issue a final inspection certificate of occupancy for a building, structure or changes to a structure where this cannot be finalised with the original Building Certifier (Private or Council).
